The questions we get asked every week, written plainly.

General

A standard single-story home with 15–20 windows runs $189–$249 with screens and tracks included. Two-story homes start around $289. We quote from photos or a quick call — never in person with a ladder pitch.

Yes. We carry $2M general liability and workers' comp on every crew. We'll send a COI to your HOA or property manager before the first visit on request.

If you're not thrilled with the work before sundown the day we come out, we come back within 48 hours and re-clean — no questions, no charge. That's the whole guarantee.

For interior work, yes — or someone with access. For exterior-only jobs (pressure washing, soft wash, roof, gutters), we don't need you there. We bill by card after you've seen the photos.

Most weeks, we can have a crew at your house within 3–5 days. Rush jobs and listing-day work we usually squeeze in same week.

Yes — quarterly and bi-annual window cleaning plans run 10–15% below one-off pricing. Most of our customers who book once end up on a plan by the second visit.

For exterior work, light rain is fine — the water's already coming. Heavy storms we reschedule at no charge. For interior work, weather doesn't matter.

Window Cleaning

Most Houston homes do two full cleans a year — once in early spring to clear winter grit and pollen, and once in the fall before the holidays. Homes near construction or with sprinklers hitting the glass often go quarterly.

We shift light pieces a few feet for access and put them back. For heavier built-ins or anything fragile, we just ask you to clear a path before we arrive.

Rain on clean glass is just water — it dries clean. It's dust and pollen in rain that streaks, and we handle that. If you're not happy, the Sundown Guarantee brings us back.

Pressure Washing

Not when it's done right. The danger is a worn wand tip held too close or aimed wrong. We use surface cleaners with a fixed distance, which is why you never see etch marks on our work.

Most, yes. Fresh oil lifts with hot water and degreaser. Deep, years-old oil spots sometimes leave a shadow — we'll tell you before we start if we think a spot won't fully come out.

Soft-wash, not pressure-wash. See the House Washing service — hitting siding with pressure drives water behind it and we never do that.

Pressure wash uses force to blast dirt off. Soft wash uses a detergent to chemically break it down at low pressure. Siding always gets soft wash. Concrete always gets pressure wash. Using the wrong one causes damage — that's why we carry both setups.

On a properly soft-washed home in Houston, expect 12–18 months before visible algae returns. Shaded north sides will show sooner than sun-hit south faces.

Yes — when it's done right. We pre-soak beds so roots absorb clean water first, tarp sensitive plantings, and rinse generously afterward. We've never killed a plant in five years of doing this.

Gutter Cleaning

Twice a year minimum — once after spring pollen drop and once after fall leaves. Homes under oaks or pecans sometimes need three.

We re-seat loose brackets and reseal small leaks as part of the service. Full repair or re-hanging is a separate trade — we'll tell you if we see it.

We clean from ladders on most Houston homes. For 3-story or very steep pitches, we bring a different setup — tell us the roof when you quote and we'll bring the right gear.

Roof Cleaning

No — it's the only method shingle manufacturers actually endorse. Pressure washing is what voids warranties and strips granules.

Two to four years in Houston, depending on tree cover and sun exposure. Shaded north faces re-grow fastest.

Yes — tile and metal both. Different chemistries and dwell times, same low-pressure approach.

House Washing

Yes — and we often do. Tell us your photography date and we'll schedule 1–2 days ahead so everything is dry and crisp.

Most 2-story Houston homes are a single morning, 4–6 hours with a 2-person crew. Larger homes or heavy algae add time.

Christmas Light Installation

Premium suburbs like Memorial and Woodlands sell out by mid-October. Earlier is better — we install in the order bookings come in.

We own the lights and store them. That's what keeps the quality consistent year to year and the price reasonable. If you want to own them, that's available as an upgrade.

Text us. A tech comes out and swaps it — no charge, any time during the season.
